Tradesman Advice
When choosing a tradesman whether through ourselves or not, we would strongly advise you to consider the following points:
1. Don't settle on the first builder or plumber you see
advertised.
2. Gain an opinion about the firm(s) based on past experience. Have you, your friends or your neighbours used a firm that proved to be reliable on previous jobs?
3. Don't be pressurised into having unnecessary work done and beware of 'special offers' which you will get only if you sign up for them immediately. If you ever feel pressurised always say “No”.
4. Find out whether the contractor is a member of a trade association. This will give extra security should a dispute arise. Check our list below.
5. Do ask to see examples of work that the contractor has carried out or references, to help you make a decision. Do make sure the contractor is established. Be suspicious if only a telephone number is supplied, especially just a mobile number.
6. Invite two/three or more contractors to quote for the work that needs doing and don't forget to check whether or not the price quoted includes VAT (an extra 20%), there shouldn’t be massive differences in price if the job and quality are the same.
7. Quotations are binding, unlike estimates. Check how long the quote is valid for. So you know how long you have to decide, whether or not to accept.
8. Make sure you inform all tradesmen of exactly what work is to be done, whether foundations or preparations are included. Also find out when the work should begin and the duration of the work. If you want everything cleared or skips ordered for when the work is finished, then explain this at the quote stage.
9. The things agreed upon should be detailed in the quotation so that both you and the tradesman know exactly what is expected of each other. Check that all items are covered on this, including any materials/make of product you specifically requested to be installed.
10. The contractor should have public liability insurance which covers damage to you and your neighbour’s property, check this before work commences. Also make sure that either the contractor's or your own insurance covers death and personal injury.
11. Ask each tradesman who quotes for you about guarantees, particularly any which are insurance-backed.
12. Sometimes contractors offer their own guarantees of their work - check to see what is and isn't included.
13. Be wary about paying large deposits - the contractor may disappear with your money. You may feel that it is fair to pay in advance for the materials, but do NOT pay for the work in advance.
14. Stage payments are a good way of ensuring steady progress of the work. You pay in stages once the work for that stage has been satisfactorily completed.
15. Make sure you inspect the work and are satisfied with the workmanship before you part with your money. You may be able to withhold part of the payment until you are satisfied, but be careful if you have a credit agreement as there may be problems if you fall behind with your payments.
16. Always be fair. If you are satisfied with the work, pay promptly and always get a receipt.
If a Problem Arises -
Discuss the problem and give the tradesman a chance to put it right.
If this doesn't work, put your complaint in writing giving the tradesman a deadline. Send it to the head office if there is one. Always keep copies of all letters sent and received and make a note of any conversations.
If you chose a contractor that belongs to a trade association, they may offer a conciliation or arbitration service to settle your dispute.
If you have no success with your complaint with the tradesmen or his trade association. Then seek further advice from Citizens Advice Bureau, Trading Standards or take you claim to the small claims court.
